Our Rental Criteria:

  • Application –There is a $40 non-refundable fee to run each application for a credit and background check.  We cannot accept applications with it being attached to a particular unit.
  • Renewals – We offer renewals to our current tenants as early as October for the following school year.  We cannot hold an apartment for you.
  • Unit Availability – Make a note of the “Available Date” on the listing as some of our Orono units are available to move into on June 1st or July 1st or August 1st.
  • Cable/Internet – Tenants are responsible for setting up their own cable and internet services. The most common providers are Spectrum or GoNetSpeed.
  • Utilities – Listings will note what utilities the tenant is financially responsible for.
  • Electric – Most places require tenants to set up an account with the Versant Power electric company (207-973-2020) and pay for their electricity usage directly. 
  • Pets – Dogs are not permitted at our properties.  Many properties will allow one cat per unit with a $250 non-refundable pet fee and $25 monthly pet rent. No other pets are typically allowed.
  • Security Deposit – A security deposit equal to one month’s rent is due when you sign the lease.  It must be paid in full for you to secure the apartment. One person on the lease is designated to receive the security deposit return at the end of the lease.  That person is responsible for distributing funds to all tenants
  • Rent Payments – Rent payments may be made by check, money order, cashier’s check or on each tenant’s portal account.   Payments made by credit/debit card will require a service fee to be paid by the tenant.
  • Renter’s Insurance – Tenants must provide proof of renters insurance by the lease start date with a personal liability limit with a minimum of $100,000. Foreside Real Estate Management must also be listed as an “Additional Interest” on your policy.
