Before You Submit a Request

Many common issues can be solved quickly with a few safe troubleshooting steps. Reviewing these first can help avoid unnecessary after-hours calls and speed up service when maintenance is needed.

Basic Maintenance Troubleshooting

No Heat
  • Confirm thermostat is set to “heat.”
  • Set temperature at least 3 degrees above room temperature.
  • Replace thermostat batteries if applicable.
  • Check circuit breakers.
  • Make sure baseboards, radiators, or vents are not blocked.

Maine winter note: No heat during freezing temperatures may be an emergency.

No Hot Water
  • Wait 20–30 minutes if there was heavy recent use.
  • Check whether hot water is out everywhere or only at one fixture.
  • Check the breaker panel if accessible.

If the issue continues, submit a maintenance request.

Clogged Toilet
  • Use a plunger first.
  • Do not flush repeatedly if the bowl is rising.
  • Only toilet paper should be flushed.
  • Wipes, paper towels, hygiene products, and grease can cause backups.
Outlet or Power Issue
  • Check for tripped breakers.
  • Press reset on nearby GFCI outlets in kitchens, bathrooms, basements, garages, and exterior areas.
  • Try another outlet to determine whether it is one outlet or a larger issue.
Smoke or CO Detector Beeping
  • Replace batteries if accessible.
  • Do not remove or disable detectors.
  • If carbon monoxide is suspected, leave the unit immediately and call emergency services.
Frozen Pipe Prevention
  • Keep heat set to at least 60°F during cold weather.
  • Open cabinet doors below sinks during extreme cold.
  • Let faucets drip slightly during severe cold snaps if advised.
  • Report drafts, freezing, or lack of heat immediately.

Winter

Keep heat on, prevent frozen pipes, report ice hazards, and notify management quickly if heat is not working.

Spring

Report water intrusion, roof leaks, gutter overflow, soft walkways, or winter damage.

Summer

Monitor moisture, ventilation, pests, windows, screens, and exterior drainage.

Fall

Prepare for heating season, report drafts, check storm doors/windows, and keep exterior areas clear.
